At Allen Edwin Homes there is NEVER a construction loan, unlike other builders.
Never! At Allen Edwin Homes, the home buying process is as simple and easy as buying a used home. Unlike other home builders who will require you to get a construction loan BEFORE they start your home AND have you make monthly payments, Allen Edwin Homes does not!
No worries! At Allen Edwin Homes, the price you pay is determined at the Purchase Agreement. If our costs increase due to increase of lumber and other materials and labor AFTER you purchase, Allen Edwin Home DOES NOT increase or assess additional costs to our homeowners. Our preferred lenders offer down payment programs as low as 0% and offer all the mortgage programs including RD (USDA Rural Development) loans starting at 0% down, VA (Veterans Administration) loans starting at 0% down, FHA (Federal Housing Administration) loans starting at 3.5% down as well as conventional loan financing with as little as 3% down.
Yes! We love our veterans and those that have served. VA loans offer the ability to put $0 down on a new home with Allen Edwin Homes.
First, provide any needed information immediately to your mortgage company. It will then be necessary to wait for your loan approval letter from your mortgage company. The loan approval letter should provide you with a reasonable budget for your home. Upon receipt of the loan approval, if you are building from the start, the Design Studio Coordinator will call you to schedule your Consultation and Final Selection Appointments at the Design Studio.
It will be your responsibility to take a more hands-on approach to ensure that Allen Edwin Homes receives your loan approval letter. Most mortgage companies are not accustomed to working within such short turn-around times. The lack of timely response by your lender may delay the start of construction on your home and ultimately the closing of your new home. Allen Edwin Homes cannot begin the process of building your new home until we receive your loan approval letter on the Allen Edwin Homes provided form called the Pre-Commitment Form (PCF).
No! Our Sales Counselors are trained and educated on mortgage programs and have unique tools to held you understand what a bank or mortgage company would approve you for. We also work within YOUR desired budget and buying power to find a home that is comfortable for you!
Depending on your ability to complete an application and submit any supporting documents requested by your lender, it could be in just hours or up to 3 days. Mortgage applications today can be done online or, if you prefer, you can meet with a loan officer in person.

We have a solution for that! We work with our preferred lenders to help establish what you can do in terms of financing options such as a “Bridge Loan”. This is the ability to use the equity in your current home as part of the down payment for your new Allen Edwin Home in the event your existing home is not sold and closed in time to close on your new home.
With our preferred lenders, many have long term rate locks to give you peace of mind. These programs vary on your build timeline but will greatly reduce any stress you have on volatility of interest rates. No. Your new Allen Edwin Home includes a 1/2/10 year warranty. This includes a one (1) year warranty under our New Home Performance Guidelines, a one (1) year warranty on your home’s mechanicals* in Michigan, and a 10 year structural warranty through Residential Warranty Company. Yes! We love Realtors! Your Realtor will want to register you PRIOR to scheduling your first visit. We pay a buyer’s agent up to 3% of a buyer’s agency agreement, per the commission you agreed to with your buyer’s agent/broker on the buyer agency agreement. See sales counselor for more information.
You do not. Our sales counselors will walk you through the entire process of purchasing, financing and building of your home. We are a firm price, full price builder so there is no “negotiating” or “offers” necessary.
No worries! We have trained Design Consultants who will work with you and your budget to design a home just for you! We have a 4,600 sq. ft. Design Studio equipped with the latest in today’s trends and brand names you know, love and trust!
Depending on your time
frame, we always have approximately 100 quickly occupancy homes (homes
ready to close with in 60 days) at all times. If you are looking to
build from scratch, we will quote you a build timeline at time of
purchase agreement to give you peace of mind and to help plan for your
