Step 1: Purchase Agreement
You’ve made a great choice to build your dream home! Let’s get the paperwork handled upfront. Your earnest money deposit can be paid electronically or by check. You'll receive a signed purchase agreement to email to your lender. All structural options must be selected from the catalog at this time.
Step 2: Loan Application
Allen Edwin Homes works with your lender to secure a valid mortgage approval. We recommend using our preferred lenders for competitive rates, low closing costs, fast approvals, and excellent service. Aim to complete this step within three days of purchase.
Step 3: Mortgage Approval
Your loan counselor will help secure loan approval for your new home and provide guidance on your budget for Design Studio customizations. Aim to complete this step within 15 days of signing your purchase agreement. Your mortgage approval amount will determine your spending limit at the Design Studio.
Step 4: Home Construction
Before your first Design Studio appointment, be sure to bring a cashier’s check or complete an electronic transfer for your down payment and lot transfer closing costs. In some cases, the lot transfer may occur after Step 6 (Pre-Appraisal), but the down payment deposit is still required at Step 4.
Step 5: Design Studio

After selections are complete, Allen Edwin Homes will determine if a pre-appraisal is needed. If required, we’ll send your lender the final price, plans, and specs to order an appraisal. Your lender has 30 days to complete it. If the appraiser's opinion of value is lower than the contract price, Allen Edwin Homes will work with you to reach an alternative solution.
Step 7: Pre Construction
It may feel slow right now, but Allen Edwin Homes is busy preparing to start construction. We're finalizing your home's placement, completing plans, securing permits, and ordering materials. Thank you for your patience as we complete these essential steps.
Step 8: Authorized To Start
Congratulations! You are now halfway through the building process. We now are scheduling to break ground on your new home. You will be contacted by your production manager to schedule a new home review and receive your first construction update.
Step 9: New Home Review
The new home review meeting with your production manager is an important and informative meeting. Your production manager will highlight critical steps associated with building your new home efficiently and accurately. Your production manager will clarify the home construction steps and establish the best ways to communicate with each other.
Step 10: Home Construction
After framing is complete, the mechanical installation, heating and cooling, electrical and plumbing is your next step. From mechanical start, it will be approximately 3-4 months until the completion of your home. Your production manager will inspect and manage the quality assurance of your home during the construction process. Your Production Manager will provide weekly updates as construction progresses on your home.
Step 11: Final Mortgage Approval
Your lender will verify employment, credit score and bank statements. A timely response to your lender’s requests can equal a timely closing! You will be notified by the Allen Edwin Closing Team 14 days prior to your scheduled close date.

Your home has been built and warranted according to Allen Edwin Homes model quality standards. Each Allen Edwin Home comes with an industry leading 10 year 3rd party structural warranty.
